Certificate of Continued Occupancy (CCO)
- Per Ordinance 2010-4; 385-4 a Certificate of Continued Occupancy inspection is required for all property resales or rental units whenever there is a change of occupancy and/or ownership.
- Prior to inspection, Owners are required to submit an online application along with the fee of $75. Requests for inspection received four (4) calendar days or less prior to settlement or renter's move in date will require an inspection fee of $125.
Lead-Based Paint Certification
- Per Ordinance 2024-10 and pursuant to P.L. 2021, c 182 the owner, landlord, and/or agent of every single-family, two-family, and/or multiple dwelling unit offered for rental within the Township shall be required to obtain an inspection of the unit for lead-based paint hazards.
- Inspection must be performed by a lead evaluation contractor who is certified to perform lead paint inspection services by the Department of Community Affairs no later than July 22, 2024.
- Inspection shall include visual assessment and dust wipe sampling in accordance with N.J.S.A. 52:27D-437.1 et seq.
- The owner, landlord, and/or agent is required to obtain an inspection of such a unit every three (3) years, or at tenant turnover, whichever is earlier.
- Attach the lead-based paint evaluation report prepared by a certified lead evaluation contractor as defined in N.J.S.A. 52:27D-437.1 must be attached to the CCO.
- The Lead Fee is in addition to the Certificate of Continued Occupancy Application Fee.
