Required Inspections

All construction work must be inspected in accordance with the State Uniform Construction Code Regulations N.J.A.C. 5:23-2.18 and N.J.A.C. 5:23-2.20.  Upon request this office will carry out such periodic inspections during the progress of work as are necessary to insure that work done conforms to the approved plans and the requirements of the Uniform Construction Code. The owner or the owner’s agent shall be responsible to notify this department when the work is ready for all of the required inspections. 

 

Eastampton Township requires homeowners or contractors to obtain a dumpster permit for construction projects or house clean outs.  An application and fee in the amount of $25.00 must be submitted 14 days prior to date of dumpster delivery for approval by the Zoning Officer.  The application is now available online, please see the Storage Container/Dumpster Permit tab to the left.

 

Inspections:  All inspections must be scheduled at least 24 hours prior to the time the inspection is desired. All inspections must be called in or emailed in by 3:00 P.M. the day before the inspection is requested. Please have your permit number, Type of inspection needed, address, and the owners name of the property ready when you call. Exact appointments, as far as time, cannot be taken, however we can schedule the inspectors to do your inspection either first or last on that particular day, if you have a preference. Electrical, Plumbing and Fire Inspections:  Monday, Wednesday or Friday between 8:00 am - 11:00 am

Building and Fire Inspections: Monday and Friday between 3:00 pm – 6:00 pm

Required Inspections for Residential Dwellings and Additions

  • Footings (prior to pouring concrete, to check any rebar and bonding if required)
  • Poured Foundations Forms (prior to pouring concrete, to check any reinforcement, visqueen and prim. insulation)
  • Block and Poured Foundations (before backfill after water proofing and perimeter drains are installed)
  • Under slab electrical conduit, sewer and water services, and prim. Insulation.
  • Slab inspection (prior to pouring concrete)
  • Roof and wall sheathing before covering
  • Rough Electric, Plumbing and Fire
  • Framing (after rough Electric, Plumbing and rough Fire) The framing check list (see attached) must be signed and dated by the builder of record, and submitted to the building inspector at the time of the framing inspection.

Insulation

Drop ceiling grids (before any tiles are dropped)

Special inspections-the meters shall be installed by the local utility Company prior to final inspections for all Water, Sewer, Gas and Electric services.

Certification shall be provided from the County board of Health before a Certificate of Occupancy can be issued or all septic and wells systems

Tank Removal

  1. Rough Fire-inspection of the excavation after the tank is removed to check for contamination, if found then DEP must be notified by calling (609) 292-7172.
  2. Final Fire after the site has been stabilized.

Tank Abandment

  1. Rough Fire after the tank is cleaned before it is filled.
  2. Final Fire after the site has been stabilized.

Commercial Kitchen Hoods 

  1. Rough Fire-hood and duct inspection to check all welds.
  2. Final Fire-dump test of the ansel system.

Above Ground Swimming Pools

  1. Final Electrical-Steel Bonding
  2. Final Building-Enclosures w/self-locking gates

In ground Swimming pools 

  1. Steel inspection before gunnite, or post collar prior to concrete
  2. Electrical-Steel Bonding, Trench, Light Nich, and Grid
  3. Final Building and Electrical, Enclosures w/self-locking gates

Decks

  1. Footings prior to placement of concrete
  2. Framing before installing decking
  3. Final

After all final inspections have been made and approved, and all required documentation has been submitted; the Certificate of Approval or Certificate of Occupancy will be issued. Failure to obtain the required inspections, or occupying the structure without first obtaining a certificate of occupancy will result in a notice of violation and a mandatory penalty. Final payment to contractors should not be made until the Certificate of Occupancy is issued, pursuant to NJ State Law 13:45A-16.2 

  • Before signing the Certification in Lieu of Oath indicating that you are performing the work yourself,  please consider the following:

The laws requiring new home builders to be registered and contractors in the various trades, such as plumbing or electrical work, to be licensed were adopted to protect homeowners and homebuyers.  If you are signing this Certification to provide cover to an unlicensed home builder or contractor, you are forfeiting the protection afforded to you under the law.  The contractor that you have hired may or may not be qualified.  Should you encounter problems with this contractor, the government will not be able to help you because you signed the Certification indicating that you are performing the work yourself.

In the case of the construction of a new home, you are forfeiting your right to a new home warranty.  Every new home builder in New Jersey is required to be registered with the State and to give a warranty to each purchaser.  The warranty covers almost all defects in workmanship or materials, including appliances, for the first year; plumbing, mechanical (heating and air conditioning), and electrical systems for the first two years; and major structural defects for ten years.  Further, the warranty will actually pay for the correction of defects if the builder fails or refuses to do so.  By signing the Certification you are giving up that protection.

  • You are violating the criminal laws of this State if you sign the Certification indicating that you are doing the work yourself when, in fact, you are paying someone else to do it.
